Property and Cancellation Policies :

Cancellation Policy:
Please carefully read our cancellation policy. Rarely can we make any exceptions to this.

• If the guest cancels more than 30 days in advance, the total amount of the reservation will be refunded. 
• If the guest cancels less than 30 days in advance, the 30% prepayment is non-refundable. 
• If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs are 50% refunded.
• In case of a “no-show”, the total price of the reservation will be charged and is non- refundable.
• There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest MUST send a cancellation request via text or call to: (574)993-9312

Terms and Conditions

Reservation Policy:
Please book your room through our booking engine. Payment is due prior to arrival. Daily cleaning and refreshed towels are not provided but may be available upon request for an extra charge of $10 daily. All amenities are mentioned on our websites and booking engines but reach out if you have more specific questions.
Check In/Check Out/Business Hours:
We offer self check-in (after 3pm) and self check-out (prior to noon). The door code will be sent to you prior to your stay, along with other information about the house and room. The room key is found in your room. A $10 fee will be charged for lost keys.
You have as much privacy or interaction as you wish. Although we love meeting new people, sometimes guests come and go with little or no interaction at all.

Smoking Policy:
Breathe easy. The Avanti Houses are non-smoking properties. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Marjuana use is strictly prohibited as well. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a disappointed look and a $50 room cleaning fee.
Damages:
We want you to have a great time when you are here. But we go by the old-school rule of ‘you break it, you buy it’ and property damages or missing items will be charged to your credit card at market value.Pre-existing damages or room issues must be reported to the immediately to avoid responsibility and potential charges. We allow guests, with permission, to receive occasional packages and special deliveries at the property but we are not responsible for lost or stolen items nor will we guarantee bringing your packages in for you.
Extending your stay:
If you are already staying with us and you would like to stay longer, please let us know ASAP! We would love to accommodate you but we do book up. We will do our best to accommodate your new plans and this can include relocating you to a similar room should this be necessary.
Guest Safety Policy:
As part of our commitment to guest safety, cameras are used throughout the common areas and exterior of the homes. No cameras are located in restrooms or guest rooms!
Other Policies:
Immediate termination of the booking is possible if: 

• More guests stay in the property than agreed
• Excessive noise is made in the evening hours or at night
• Guests shall keep common areas generally clean; washing dishes and kitchen equipment after use, cleaning up any other messes, etc. Please label your food and any uneaten food must be properly disposed of or taken with you.
• Sub-letting the room or home you have rented (or giving it to other people). The number of people residing in the room should be the same as confirmed in the booking. Accommodation for additional guests may be requested.
  A $10 charge for each additional guest per night will be charged. We reserve the right to cancel any reservation, without refund, if an unconfirmed number of people stay overnight in the room. Two guest maximum for single room bookings.
• The Avanti Houses do not allow any pets. A $100 fine will be claimed if pets are brought in the homes.
• The Avanti Houses are not child proof. We love kids but we do not recommend bringing children under the age of 10.
• The Avanti Houses are located in a nice historic neighborhood in South Bend. All our guests are asked to respect the property and privacy of the neighbors and to not make any excessive noise between the hours of 10:00pm and 9:00am. So any late and loud partying is not, unfortunately, permitted
• The Avanti Houses are not responsible for lost or forgotten personal things but we are happy to work with you to get your items shipped to you for a small fee.
